Frequently Asked Questions
How do I switch over the management of my property to AREM Group?
Switching agents is a straightforward process. To begin, we engage in a discussion with you to understand the service improvements you seek. Following this, we provide an electronic management authority for your signature. Upon receipt of the signed authority, we liaise with your current agent to gather property and tenancy details. Subsequently, we inform the renter about rent payment procedures and maintenance contact information. As the property owner, you will be promptly notified once we have received the necessary documents. We proceed to update all relevant authorities for invoice redirections, such as council rates, water rates, insurances, and owners corporations levy fees, managing payments through the rent. Once the renter and paperwork are in order, we conduct a comprehensive routine inspection of your property.
How often are rents and arrears checked?
Our state-of-the-art management system download rent received every business day and we contact the renters in arrears each day they are in arrears through emails, sms and phone calls.
How often are routine inspections conducted?
The first routine inspection is conducted three months after the renter’s initial move-in and subsequently every six months. A comprehensive report will be forwarded to you following each inspection.
Can I attend the routine inspections?
Certainly. You have the option to do so. Simply inform the property manager, and we will update the system accordingly and extend an invitation to you for upcoming inspections.
How often can I increase the rent?
As per the current legislation, rent adjustments are permissible once every 12 months or in the event of a change in tenancy.
What is an urgent repair?
